  • The Duffy site has outline planning permission. In 2014 planning permission was granted for the Brentford Community Stadium Masterplan. The planning permission was in two parts with detailed proposals for a 20,000-seat football stadium and associated infrastructure, together with outline proposals for up to 910 homes on the adjoining sites, including Duffy. The planning permission also included commercial uses and a hotel.

    A planning application for the old stadium site, Griffin Park, was submitted towards the end of 2024 for new homes and a community park.

    In 2018 a detailed design was developed for the Duffy site and consultation was undertaken with the community. In 2019 a planning application was submitted. The planning application is now being updated to reflect the latest fire and building regulations and planning policy.

    The changes since 2019 increase the number of homes at Duffy from 275 to 294, 19 extra homes, of which 16 are affordable.

  • A Section 73 planning application has already been submitted to the Council in 2019, which proposes an amendment to the original outline planning permission granted in 2014. A Reserved Matters application was also submitted which confirmed the detailed design of this phase.

    We are now updating the current live planning application, swapping previously submitted drawings and documents with updated versions to reflect the updated design of the scheme, in order to address the latest building regulations, planning policy and guidance.

  • Consultation was carried out with the local community during 2018 to discuss the Duffy site after the outline permission had been granted, including a public exhibition, leaflets and local meetings.

    As a result of the consultation and feedback provided by the community, changes were made to the original scheme in relation to sustainability, improving energy performance and increasing cycle spaces.

    We are keen to work closely with the community on the last phase and will keep this website updated, including with ways to participate.

  • Duffy is one of the sites that has funded the construction of the Brentford Community Stadium.

    In addition, it will provide:

    • New high-quality homes, including affordable homes

    • A new play space, accessible to all

    • Landscape improvements to the link between Gunnersbury Park and Kew Gardens

    • An increase in Biodiversity Net Gain (BNG)

    • Community Infrastructure Levy (CIL) payments, towards improvements to local infrastructure


    EcoWorld London will continue to ensure local people benefit from employment and training opportunities. To date, we are proud to have to have delivered a range of initiatives, including:

    • An initiative with MIT skills which saw 150 local residents benefit from employment advice

    • 92 local residents took part in 4 week pre-employment training and work placement, with 73 securing employment

    • Recruiting and training 21 local apprentices in a range of trades 

    • Undertaking school visits, presenting on construction careers and health and safety

    • Attending 18 careers’ fairs and meeting 2,000 students 

    • Hosting work experience placements and mock interviews

    • Amendments to current applications – Summer 2025

    • Planning applications determined by London Borough of Hounslow – by end of 2025

    • Construction work could start - late 2026
